Great location! Friendly staff. We were very comfortable. Made breakfast in the unit and had late lunches and dinners at some great restaurants in the area. Loved Farlows and the Lighthouse. Scored some shark teeth. I don't get some of the reviews, for an area without a lot of options it was fine.

Where do I begin? Upon arrival the pool was filthy. Looked like it hadn’t been cleaned in a couple weeks, The umbrellas at the pool deck were broken, falling apart or tattered. All of the magnetic locks around the resort were not working. So all gates will fully open. The gas grills barely worked. It would go out in the middle of Grilling. I tried to plug in my laptop to one of the many outlets near the grilling area. However, they didn’t work. So I walked around the pool area and tested out every outlet. Out of maybe 12 outlets only 2 worked. ||Not to mention all the weeds and lack of landscaping as I was walking around, looking for outlets. It was very disheartening. Actually, it was embarrassing. We met a couple who was here for the 1st time & they were appalled. They tried calling their exchange company to get them out of there & into another resort. The wife said she had to put sheets on the living room furniture because she was so grossed out by the outdated, cloth furniture.||We tried to still make the best of our vacation. The boys wanted to play cornhole. They opened up the shed, saw the cornhole bags, but no boards. I asked the front desk about the boards and they had no idea where they were. I was told the next day somebody threw them out. So I asked, is it possible to get new cornhole boards? Apparently, that wasn’t a very good question because they never did. || Now let me move on to our unit. I noticed some black marks on the wall in the kitchen. It looked like mold. So I looked back at my pictures from 2023 and sure enough the same spots were there however they were painted over. So I went to the guest bedroom and looked in the closet because I had a picture of the mold from 2023. I was horrified to see tgey didn’t do anything about it!! The mold was spreading so bad it was growing out of the closet. It was all over the inside of the door tract & the ceiling. It was terrible. This was reported to the manager last year and again this year. While we were there, I developed a sore throat. And I couldn’t figure out why. Now I believe it was from the mold. ||We’ve been going To Sea Oats for years. We know it’s old and that doesn’t bother us. However, that doesn’t mean it should be dirty and unkept. Not to mention, they raised our yearly maintenance fees significantly. Ever since Sea Oats was taken over by new management Cunningham Properties we’ve noticed a steady decline in the care of the “resort”. It’s pretty disheartening. Not only have our maintenance fees increased but the care & upkeep of the “resort” have decreased!! ||Hopefully, they’ll do something about it this time because last year they totally dismissed our complaints. That was the 1st time we have ever complained to management. ||Oh one more thing, NO SMART TV’s in the whole unit!!!!

This is our favorite place one the planet! A rare, hidden gem on the Gulf with unparalleled private beach access and picturesque sunsets! My family has been staying here for nearly a decade and we keep coming back for more every year. One week wasn’t enough here, so we’re up to 5. We love the spacious rooms, private lanais, incredible pool and hot tub, plus the tiki hut and grills with panoramic ocean views. We love starting our days with tranquil, lush morning walks in this paradise and end many nights at the incredible restaurants nearby! Eating in unit is easy as well, since all have their own kitchen! So affordable compared to other getaways. Look no further! Counting down the days until our next visit!

This was the most rude experience I've ever dealt with at a beach, LET ALONE A RESORT - in my life! A lady with long blonde/grayish hair older woman working the front office was very rude and nasty to me and my kids. Asked if I needed a pass, I simply asked "oh yes! Can I pay for parking please? It doesn't have a sign over there." She insistently tells me this is a resort and I can't park there but clearly it's by the main road of the beach with no signs saying the public cannot park there. I ask her "if you saw me struggling with my 3 kids and all of my stuff just trying to go to the beach, why she couldn't be a good person and come out and tell me" She smirked and slammed the door in front of an office full of customers. This review is all about how she handled me, as a person. She could've simply walked the 10ft or so to my car and asked if I had a room here, apologizing ahead of time if I didn't that I couldn't park here. But u could see in her face she was waiting for me to walk up PAST her office. I was already having a bad day, and this was the icing on the cake for me. I'm a reasonable person, I would've complied and moved on. I can't believe at a RESORT they have an employee who acts like a child.

Long time unit owner, pleased with this year's upgrades. Some very friendly residents. Great location directly on the beach. Effective, experienced management. Should start better enforcement of restricting babies--infants from the adult pool. Bound to pollute. Comfortable, easy-going week. Good value for money. The many long-term owners prove the benefits

Just an old dirty hotel. Kitchen utensils and dishes were dirty upon arrival. The carpet is all stained. The furniture is a mess. I don’t know if it’s comfortable, it’s so nasty, I would not sit on it. I sat in the straight chair. I went in the office to get my 2nd key. It is a total mess. I have never seen anything like it in a place of business. One of the windows had no glass in it. If RCI is going to keep this place in their inventory they should give them some money to update and clean the place up.

Great place for purchasing or renting a time share. We have visited sea oats 5 times. Affordable price for a great on the beach location. Nice deck with gas grills to cook with, nice pool, and hot tub. Has the "old Florida feel" seems dated but everything well maintained. Rooms have always been clean and they have a helpful and friendly staff in the front office. Pool and hot tub areas always clean and well cared for. Short walk to private beach. Rooms have full kitchen with cookware and dishes. Laundry facilities on site. Beautiful views of gulf of Mexico sunsets from large deck area.

The location was super, on the Beach, the Gulf of Mexico beautiful water and walking distance to restaurants, bars and live music was GREAT! The unit was small and dated. But the resort pool, tiki hut BBQ area with a perfect view of GULF was worth the trip alone!!!
