They will not even fix items on your pre purchase walkthrough. Terrible customer service, and the lack of communication has been unacceptable. I purchased a home from Lennar in October 2024. During the walkthrough, the construction manager and I noted that the vast majority of the lawn was completely dead. He attributed this to a malfunction of the sprinkler system maintained by the developer. I immediately noted that the reason was not relevant, as I wasn't buying from the developer. He agreed and noted the issue and necessary repair on the pre-purchase walkthrough. After closing, I followed up weekly with him regarding this, and he would tell me he was working to get the developer to replace it. I mentioned repeatedly that I did not buy from the developer, and the product I bought from Lennar was defective and needed to be repaired by Lennar, after which they were free to collect from whomever. After about 6 months he was moved off site. I then filed a warranty request, and the warranty manager and his manager came out and agreed that the lawn was dead but was "coming back". I again reiterated that I didn't buy a home with a DIY lawn, and that the delay was preventing me from landscaping and installing a fence. They again stated they had to go through the developer, which I again asserted had nothing to do with me. I also submitted a ticket for pavers at the same time, as all my paver surfaces including 2 driveways, front and rear patios, and landings were sinking and breaking apart. A paver contractor indicated the rain had washed away the base due to lack of grass. Both tickets were closed erroneously, as no issues were resolved. I opened another tickets, which was closed after the district warranty manger told me the develop said the grass was fine now, so case closed. I replied with a picture of my backyard which is still more dirt than grass, but they closed the case anyway. I would like the grass replaced and pavers fixed. While ideally I would like to be compensated for 9 months of not having a lawn, I'd gladly settle for them fixing the issues.

They do not manage their properties well. I’ve personally spoken to Nick regarding an entire homeless encampment set up on their vacant land and the mess it’s created the crime it’s bringing and they don’t seem to care. I sent photos (didn’t do any justice but I wasn’t about to walk thru it) derelict boat, tarps, trash, shopping carts. Awful!!!!

Terrible service and misleading. When we looked at the model home it had lots of wood trim and accessories that made the home desirable. When we went for the walk through none of this was there and we were told it was not included. They were also terrible as a mortgage company. no one calls you back and you can't get answers

This review is for Nick Polakiewicz of Lennar. I can't give enough praise about Nicks professionalism, fairness and common sense when dealing with warranty issues. I'm not a big fan of my field rep. Nick has stepped in and taken care of all legitimate warranty claims, every single time. Everytime I have been frustrated with the process, Nicks has taken care of that frustration quickly and without drama! He has been proficient in his communication, an been nothing but helpful when needed. I've owned 6 new houses, they are always going to have issues, it's how the rep from the builder handles the claim and the fairness and respect that is shown. Nick would be the reason I would buy another Lennar home.

We are so absolutely disgusted with all of the issues we have faced since prior to purchasing our home at Heritage Landing in May 2023. We have had pages upon pages of items that were damaged or not completed. We can't seem to get anything fixed without constantly hounding the construction manager and now warranty. It is exhausting, to say the least. We have had two prior homes in Florida and never have we had so many issues and seen such shoddy workmanship. This was on top of lies that were told to is by Arthur Richardson in order to get us to sign a contract. There were two matters that were "non-negotiables" for us in purchasing a home. One was that the inside cook top be vented outside, which Arthur assured us it did. In addition, controls for the pool located inside. Arthur sent us to the model.at Babcock.and said "if it's there, then you will too. We moved here because we lost our son and wanted peace. Our time has been stressful and chaotic. I wish we never bought a home here.

Bought a new build in arborwood preserve. Love the place but can't get anyone to fix the warranty issues. It's been 6 months since the walk through and nobody will go take care of the issues. Not happy with this. If you buy a home though them get outside financing and plan on having issues taking forever. I would never consider buying from lennar again. Only reason for one star is because of the sales team. Atleast they do their job right. Warranty dept is horrible.

My mother is purchasing a home right now. She put down the required deposit of $41,000 and was so excited to move closer to her grandkids. Soon after her deposit was placed, she was diagnosed with breast cancer. She has undergone two surgeries and awaiting chemo and radiation. She is in no shape to move from another state right now andbLennar won't let her get her deposit back even though we have it in writing with the sales agent Justin that we can. We would have to hire an attorney to fight this. So if Lennar would do this to a single mom with cancer, imagine what else theybare capable of.,
