I highly recommend this place for people who prioritize cleanliness, quick maintenance, and quiet neighborhood. My family with two young kids has lived here for more than a year since last summer in a 3bed/1.5bath unit and also extended our lease until next year. The very first reason that we chose was because of the hard wood flooring for my infant who has sensitive skin. While we have lived here, I’ve found there are more and more good things in this unit (3B1.5B) such as, very nice and flexible managing/leasing team (e.g. prorated rent), quick and intelligent maintenance (they figure out/solve every problem so quickly!), regular pest-control (I haven’t seen any roach), clean water (I guess the pipes are pretty good), new appliances, pretty reasonable electricity/gas bill, cool during summer and warm during winter, and additionally, immediate recovery work after heavy rain/tornado a few month ago and snow removal throughout the winter! For my family, two cons were no direct bus to Purdue right at this place (although there is 24E during spring/fall semesters within walking distance) and no parking garage/car port option (although the same goes for many other apartments around here). Hope there will be some great options one day! By the way, the road to Purdue by car is nice through the US52/231 without any traffic issue 24/7.

Great apartment which was completely renewed when we got into the apartment. Nice people and the maintenance in short time once requested. Close to a bus station that takes u directly to Walmart and other major busses. Returned full deposit as promised. Thank you for the nice experience.

Edit/update: I no longer live here but starting from fall 2025 Semester, MyCityBus has completely ruined the commute from 52 flats to Purdue. The 23 bus (formerly the 8) used to be in sync with the 22 and the 21 buses (formerly the 1B and 4B respectively) Now their schedules aren't lined up. They used to all arrive at the same time, every time at walmart. Plus they only run till 9 pm now !! not midnight !! (except for the 21, which doesn't matter if the 23 bus, formerly the 8, does not run till midnight.) PLUS no busses on sunday. Huge change. Consider this before deciding. Also the 24E bus (now the 52E) will cost $5 starting spring 2026 and it was never optimal since it doesn't operate during weekends / non university days and runs only till 6 pm. I will still give 5 stars cause this has nothing to do with them / isnt their fault, nor did it affect me. My old review: We stayed for 10 months in a 3 BR duplex and it was super nice! The unit was renovated and the included appliances were super new like 2020 and after. The unit and bathroom / shower were also super clean. The central AC / Heater was also quite nice probably due to also being new. The maintenance was very responsive whenever we had even the most minor problem. Heck when our dishwasher simply had a bad smell (nasty one albeit) they replaced the WHOLE FRIGGIN THING !!!! for a new one !!! They are super helpful and the management is super nice, they sometimes held these cute little breakfast events and giveaway events. They did not charge any extra fees or do any random inspections, and any scheduled quarterly inspections or maintenance we were given at least 3 days notice. They refunded our deposit fully. They have an excellent location despite being a bit far from campus (it is a 10-15 min car drive anyway) but if you don't have a car it is the next best thing to living on campus because of the following reasons (i would say even better): 1) it is a 10 min walk from lafayette limo's office, a shuttle bus company that takes you directly from chicago o'hare airport to their office. Perfect for international students who JUST landed at the airport. One bus ride and you're home! 2) 1 min walk from dollar general (a mini supermarket for those not from the US) 3) It is a 1 min walk from the bus stop. Buses run till midnight or a little past. (during normal service weekdays) 4) It is a 10 min bus ride to Walmart (a mega big supermarket) and other big places like meijer (also a mega super market) and menards (a super big hardware store that sells light bulbs, lamps, plumbing, electric, ...etc that kind of stuff). Lots of food / fast food stores, and other stuff all this is 10 min ride away. 5) From walmart you can take two OTHER busses that go to two completely different sides of the campus in an additional ~20 mins. These other busses also run till midnight or a little past on weekdays and they also go to the City Bus Center (CBC) which means you can go from the CBC to anywhere in lafayette/west lafayette. One of these two busses (the 4B) also goes to the islamic center directly. Chase bank is a 10 min bus ride from walmart using the 1B. 6) They are located right beside a water tower so the water comes super clean and suitable to drink. 7) I am not sure if (the following) is still the case because I have heard it is no longer allowed. Nonetheless, you used to be able to take the 24E from Redpoint, a 10 min walk from 52 flats, which took you to campus in 10 mins.

I have lived at 52 Flats for over a year now! The units are very nice, and were newly renovated when I moved in. The outdoor areas are spacious and well-kept. Any maintenance requests are always completed promptly with courtesy notices of when they occur and the opportunity for you to select specific times or request ASAP maintenance. Everyone I've communicated with have been helpful and friendly. They are happy to try and work with you if you have any issues, to find a solution. They also try to plan at least one event per month that include free food, gift cards, raffles, coffee/tea trucks, et cetera. I have not personally used them yet, but there are also have several firepits available for use!

DO NOT give this company a dime!!! They won’t let you see this lease until you give them a deposit. We made the mistake of giving them the deposit only to find out that the lease is very predatory. Not only is the lease predatory, but they’re also trying to charge us more for rent than what is listed on their website. Now they don’t want to give our deposit back. They’re a bunch of crooks. Save your time and your money and go somewhere else!!!

The apartment is fully renovated. It looks brand new inside. The outside they are redoing the parking lot and landscaping. It should look nice when done. Close to Purdue. Friendly staff and maintenance request taken care of quickly. Very happy here

Kaia Hood and Breanna Waibel have been extremely helpful through the move in process. All my questions are answered in an extremely timely manner, and they have made the process stress free for me! I recommend working with them, and applying for a place at 52 Flats!
